If Swoffers is dealing with the letting and/or management of your property for the first time, please read through the following points and check that your property is in good order to ensure the smooth hand over to the new tenants.

 

KITCHEN:

  • CARPET/FLOORING: Shampooed and hoovered
  • WALLS, SKIRTINGS, LIGHT FITTINGS & SWITCHES: Clean
  • KITCHEN UNITS: Inside and outside clean and free of grease
  • WORKTOPS, TILES/SPLASHBACKS: Clean
  • SINK UNIT: Clean and drains not blocked
  • COOKER & COOKER HOOD/EXTRACTOR: Free of grease, filter cleaned/replaced and in working order
  • FRIDGE/FREEZER: Empty and clean, in working order and switched off with door open
  • DISHWASHER: Empty and clean, switched off and in working order
  • WASHING MACHINE/TUMBLE DRIER: Clean and in working order
  • KETTLE & OTHER ELECTRICAL APPLIANCES: Clean and in working order (if provided)

 

UTILITY ROOM:

  • CARPET/FLOORING: Shampooed and hoovered
  • WALLS, SKIRTINGS, LIGHT FITTINGS & SWITCHES: Clean
  • WASHING MACHINE/TUMBLE DRIER: Clean, switched off and in working order

 

BATHROOM:

  • CARPET/FLOORING: Shampooed and hoovered or cleaned as appropriate
  • WALLS, SKIRTINGS, LIGHT FITTINGS & SWITCHES: Clean
  • BASIN, BIDET, BATH/SHOWER, WC: Clean
  • PLUG HOLES/WASTES: Clean and not blocked
  • EXTRACTOR FANS: Cleaned and in working order

We recommend that you carefully check the condition of any seals around the bath and shower units as broken seals can result in considerable damage being caused to the property.

 

LOUNGE:

  • CARPET/FLOORING: Shampooed and hoovered
  • WALLS, SKIRTINGS, WINDOW SILLS, LIGHT FITTINGS & SWITCHES: Clean
  • WINDOWS: Washed inside and out
  • FURNITURE: Dusted

 

DINING ROOM:

  • CARPET/FLOORING: Shampooed and hoovered
  • WALLS, SKIRTINGS, WINDOW SILLS, LIGHT FITTINGS & SWITCHES: Clean
  • FURNITURE: Dusted

 

BEDROOMS:

  • CARPET/FLOORING: Shampooed and hoovered
  • WALLS, SKIRTINGS, WINDOW SILLS, LIGHT FITTINGS & SWITCHES: Clean
  • FURNITURE: Dusted

 

CONSERVATORY:

  • Windows & doors clean. Floor swept & washed.

 

GARAGE:

  • Cleaned and free of rubbish

 

SHEDS/BOILER ROOMS/OUTHOUSES/OUTSIDE TOILETS/GREENHOUSE:

  • Cleaned and free of rubbish

 

SWIMMING POOL:

  • Check condition

 

CENTRAL HEATING/WATER BOILER:

  • Documentary evidence of recent service. Instruction manuals on how to operate the boiler/hot water system. Also details of boiler service company name and contract number. If any of the appliances are gas, you will need to arrange a Landlord’s safety check once a year or whenever a new tenant moves in.

 

WINDOWS:

  • Cleaned (inside and outside).
  • All windows and doors, window frames and secondary glazing units should be clean with all locks and fastenings in working order. All windows should be checked to ensure that they open and close. Keys should be provided for all doors and windows.

 

OUTSIDE:

  • Check condition of garden for the time of year, and whether lawn has been recently mown
  • Check no garden refuse is left which should have been cleared away
  • Check outside light fittings etc are in working order
  • Check gutters (where possible) to ensure they are not blocked

 

GENERAL:

  • Check for stains and burn marks on soft furnishings and carpets/flooring
  • Check where possible that all kitchen appliances/fittings are in working order
  • Check all lights are working and have working light bulbs
  • Check drains etc are not blocked
  • Check all rubbish has been disposed off and dustbin left empty
  • Check bedding and soft furnishings have been washed (if provided)
  • Note any paintwork/walls where damage has been caused by furniture removals
  • Check that the walls have been repaired if any picture hooks/nails have been removed
  • Chimney swept
  • Appliance manuals/operating instructions (including operating instructions for central heating boilers) should be provided
  • Cesspit emptied
  • Oil tank filled up – please also ensure that tenants will be able to check how much oil is in the tank (ie either a working gauge on the tank or an Oil Watchman)
  • Boiler serviced and service contract set up with appropriate company in your own name.
